In June, crews broke ground on Spadina for Fabrik, one of developer Menkes's projects on the downtown condo scene. Unlike developments in the nearby Entertainment District, Fabrik's built on a smaller scale, to fit in with the heritage garment-industry factories and warehouses lining Spadina. Embossed concrete adds textural interest around the 17-storey building's exterior, and surprise shocking-pink accents splash randomly across the facade at street level, and again around random corners on some of the higher floors.
As fits a development in the middle of the Fashion District, Fabrik is marketed as a fashion-forward building, with hip amenities to lure in trendy singles and couples. In case there's any doubt who they're pitching to, just watch this promo video; that woman must be the coolest person in the city! Prices are about average for the area, although suites are on the small side; from around $308,000 for the 502 sq. ft. studio to just under $500,000 for the three-bedroom, 1125 sq. ft. St. James suite. Amenities include a screening room and a games room, a huge rooftop terrace with fireplace, concierge, a full gym, and the increasingly-popular pet spa.
