Is Berkeley Events Planning a Condo Project?

The days of the Berkeley Church's Field House, the outdoor event space that feels like a secret clubhouse (complete with tree fort), may be numbered. According to Urban Toronto, Berkeley Events is planning to develop the property; the project, by Toronto's RAW Design (CUBE lofts, BMW Toronto), is currently titled the Queen of Berkeley. It'll comprise a 13-storey condo with street-level retail, an atrium connecting to the 140-year-old church, and additional event space on the second floor.

This could be another major boost for the neighbourhood around Queen East and Sherbourne Street, which has a great inventory of heritage buildings but still suffers from a bit of an image problem. What do you think of the renderings? Is this kind of eclectic project too out-there for the location, or is it just so crazy it might work?
