The real estate agent pulls all the stops when describing this next recently sold modern loft at 533 Richmond Street West near Portland Street. The "pinch me I'm dreaming" 800 square foot one bedroom, listed at $434,900, sold over asking for $451,000. It's a "super sexy sun-drenched" unit with a "wow factor" including high ceilings, locker and balcony. Formerly a two bedroom, the unit was reconfigured to a one bedroom for a better use of space. Here's a bonus: The seller's dogs damaged existing floors so the purchase price includes newly installed engineered flooring.

The 10-storey loft building was built in 2006 by 59 Developments and Core Architects who describe the project as modest but modern using a mix of concrete, glass and steel. It's an interesting building with a two-storey lobby, a car-stacking system for parking and a floating penthouse that extends from the building.
